Creating the Package
- Select a Realtor
- Consultation with your Realtor to discuss marketing and selling your home.
- Prepare you home for buyer previewing
- Dress your home for sale - paint, wash windows, eliminate clutter, clean closets etc. .
- Create a neutral environment - i.e. neutral colors
- Landscaping - mow the lawn, trim bushes, sweep sidewalk, repair fence, if needed, etc.
- Create a positive lasting first impression
- Do not overprice your home - offer incentives if possible.
Offer to Purchase
- Realtor presents offer - Accept or negotiate purchase agreement until both buyers and sellers agree on acceptable terms and conditions of the contract.
- Signed Contract delivered to all parties.
- Realtor will open escrow with escrow officer per contract.
- Buyer requests inspections.
- Buyer may ask seller to make repairs. (negotiable)
- Escrow officer requests information for existing loan pay-off (if applicable)
- Removal of contingencies per timeline agreed upon in purchase agreement.
- When all terms and conditions of the contract have been met escrow officer requests funds from lender.
- Lender funds buyer’s loan.
- Escrow closes. Title transferred and recorded.
I will keep you informed in detail as to the progress of your escrow. I will be present at all inspections and meet with you and the escrow officer at the time of signing escrow instructions.
